Terms & Conditions

By booking with Saigon Homestay, you agree to the following terms. Please read carefully before confirming your reservation.

1. Booking and Payment

  • A 30% deposit is required to confirm. Balance due 7 days before check-in.
  • Payment via bank transfer, PayPal, Wise, or cash (USD/VND).
  • Prices quoted in USD. VND accepted at current exchange rate.

2. Cancellation Policy

  • 7+ days before check-in: full deposit refund.
  • Within 7 days: deposit non-refundable.
  • No-shows or early departure: no refund for unused nights.
  • Airbnb/Booking.com bookings follow the platform's cancellation policy.

3. Check-In and Check-Out

  • Check-in: 2:00 PM. Check-out: 12:00 PM (noon).
  • Self check-in available 24/7 via smart lock.
  • Late departure without prior arrangement may result in an additional night charge.

4. House Rules

  • No parties or events exceeding the stated guest capacity.
  • Quiet hours: 10:00 PM – 8:00 AM.
  • No smoking inside. Designated areas available outside.
  • Pets by prior written approval only, plus a refundable $50 USD deposit.
  • Guests are responsible for damages beyond normal wear and tear.

5. Guest Responsibilities

  • Valid passport/ID required at check-in.
  • Vietnamese law requires foreigner registration — we handle this on your behalf.
  • Guests are responsible for all persons staying in or visiting the apartment.
  • Illegal activities result in immediate termination without refund.

6. Damages and Security Deposit

A refundable security deposit may apply for stays over 7 nights. Returned within 3 business days of check-out, minus any deductions. Damage is documented and photographed before departure.

7. Liability

Saigon Homestay is not liable for loss or theft of guests' personal belongings. We recommend travel insurance. We are not responsible for utility outages or events beyond our control.

8. Governing Law

These terms are governed by the laws of the Socialist Republic of Vietnam. Disputes are subject to the jurisdiction of the courts of Ho Chi Minh City.
